124ha Boutique Sijnn Wine farm on the Hill @ Malgas Breede

A pioneering South African wine estate. A singular terroir. An extraordinary opportunity. There are wine farms, and then there are places that change the map. Set in the extraordinary landscape of Malgas on the banks of the Breede River, Sijnn Wines is one of South Africa’s most distinctive and unconventional wine estates — a pioneering property born from the conviction that great wine can come from the most unexpected places. Sijnn is not simply another Cape wine farm. It is a story of vision, experimentation and an almost improbable belief in a piece of land that, at first glance, appeared far too remote, dry and rocky to become a celebrated vineyard. Over the last 20 years Sijnn has developed from nothing into one of the most unique, respected and awarded estate wineries in South Africa. Boasting some awards like Top 50 SA winery in the latest Tim Atkin report, young winemaker of the year, consistent 95-96 point wines, multiple wines of the year, and platter 5-star wines. Located in Malgas, 15km from the sea, the maritime climate is warm, but not too hot, moderated by southerly winds off the ocean late morning just about every day, especially in summer. Due to the low vigour and low yields from the poor soils and dry climate, all the vines are grown as bush vines, in a natural way adapting to their environment with gentle help from the human hand. Great care is taken in producing only the best quality fruit and let the process of becoming wine unfold naturally in the cellar. Sijnn believe in natural farming and natural winemaking, and focus our skills on blending Mediterranean-style varieties that are best suited to our climate. The farm consists of 22ha vineyards planted with a variety of vines specifically selected to suit the unique terroir of drought resistant, hot climate vines in the relatively cooler but still warm climate of Malgas. Current vines include Syrah, Touriga Nacional, Chenin Blanc, Viognier, Mourvedre, Cabernet Sauvignon, Verdelho (incl. 50 Marsanne vines), Tempranillo, Roussanne, Assyrtiko, Vermentino & Petit Manseng, Grenache Noir and Carignan. There is roughly another 23ha good potential vineyard land that could be planted on the 124ha property. The Wine Style: The resulting wines are famously complex, deeply concentrated, and carry a distinct, wild, stony minerality driven by the unique soil. Sijnn core range includes our Sijnn Red Blend and Sijnn White blend. More recently they started bottling straight varietals separately. These have been received very well and the range now includes a Shiraz, Cabernet Sauvignon and Touriga Nacional, among other limited edition bottles. Water resources • Kloof Dam – 3 500 m³ River water is pumped directly to this dam and from the storage dam at much the same level. • Pan Dam, main storage dam – 15 000 m³ • Entrance Dam – approx. ± 1000 m³ not in use, can be used as backup water storage. Infrastructure • 3 Bedroom River Front Home (valued at ± R 7 million) • Managers house • 3 Workers Cottages • Servitude from riverfront to farm • Purposely designed 600 m² Cellar with easy expansion possibilities. • Bottling on site by gravity, as well as all labelling and packaging, mostly by hand with modest low-tech equipment. • Wine tasting area with fabulous views. • Substantial solar power system on the roof of the winery that provides about half of the entire electricity usage on average throughout the year. (Winery, irrigation pumps, domestic use etc.) Sijnn works closely with the Overberg Renosterveld Conservation Trust to protect the approx. 30ha natural vegetation that we have on the property. Sijnn have signed a Conservation Easement, which is effectively a servitude included in the Title Deeds of the farm ensuring ongoing protection beyond current ownership. Also, a beautiful 5 km hiking trail for the outdoor enthusiast to explore the indigenous fauna & flora. On top of this, the consistently growing demand for visitors to come all the way demonstrates the growing reputation of Sijnn and the substantial increase in tourist and local interest in venturing further and further afield from Cape Town. The leisure and hospitality opportunity has barely been touched. The success of exciting lodging and restaurants in the far-flung corners of the Cape is a growing phenomenon, and the incredible potential of Sijnn’s location overlooking the Breede River and near the stunning Cape Infanta and De Hoop Nature Reserve is obvious. The property is being offered as a going concern, including approximately ± R20 million in excellent wine stock, subject to the final terms of the transaction.
